David Heidrich, CEO

David Heidrich serves as CEO of Zalla Companies and is responsible for the overall strategy for growing the portfolio of developed and owned assets. He has been solely responsible for the development of ten medical office facilities in the past fifteen years with Zalla Companies. Under his leadership, the Company has also developed the Chamber Office Park in Ft. Mitchell (consisting of fifteen buildings and 300,000 square feet) and developed, acquired, or repositioned more than fifteen other properties. He has been involved in real estate development and ownership throughout his professional career. Mr. Heidrich is also the founder and fund manager of the NKY Growth Fund, the region’s first tax credit qualified angel investing fund.

His community involvement runs deep. He previously served as Chairman of the Board of the Northern Kentucky Chamber of Commerce, as well as a board member for Tri County Economic Development, Inc., and Uptech, Inc. His community activities include leadership roles with Covington Catholic School Board, Covington Latin School, United Way, the Northern Kentucky Arts Council, Lakeside Park City Council, Leadership Kentucky, Crossroads Church, Redwood School and numerous other charitable pursuits. He is a graduate of Xavier University (B.S.B.A.- Finance) and Chase College of Law. He is a licensed attorney and real estate broker in the Commonwealth of Kentucky. Julie Rottman, COO

Julie Rottman serves as the COO of Zalla Companies and is a graduate of Northern Kentucky University. She has over fifteen years of experience as a licensed CPA in the Commonwealth of Kentucky and has developed strong business skills through her work experience. Her career in professional service companies has strengthened her knowledge of the business needs as a whole and not just the accounting functions. This allows Julie to optimize the service and value that Zalla Companies provides its customers. She has the unique ability to navigate complex transactions in a demanding environment while maintaining consistent service to Zalla Companies customers and partners. In addition to leading the accounting functions of Zalla Companies, Julie also manages the company’s IT solutions and human resources. Julie prides herself on her ability bring to clarity to any situation and data set. She is a problem-solver and looks at any situation from several perspectives to find the best possible solution. Julie has lived in the Northern Kentucky area for more than 25 years. She recently graduated from the Leadership Northern Kentucky program which strengthened her dedication and involvement within the Northern Kentucky region. Greg Scheper, VP of Real Estate

Greg Scheper serves as Vice President of Real Estate of Zalla Companies.  With more than two decades of commercial real estate experience, he has built deep expertise in development, land use and zoning, acquisitions and dispositions, public‑private partnerships, economic development, entitlement procurement, and leasing. Greg is known for aligning owners, public entities, and community stakeholders to deliver projects that meet market demand and investor expectations while supporting long‑term regional growth.​

Over the course of his career, Greg has held a variety of business‑centric roles across the industry, giving him a unique ability to evaluate opportunities from legal, financial, and operational perspectives. His experience spans complex mixed‑use projects, special assets, and strategic repositioning, where he consistently focuses on risk management, value creation, and measurable returns. Greg is a licensed attorney in the Commonwealth of Kentucky and has concentrated his professional career primarily in business-centric roles within the commercial real estate industry.​

Greg is an Adjunct Instructor at the University of Cincinnati, Carl H. Lindner College of Business. He is actively engaged in the Greater Cincinnati and Northern Kentucky business and real estate community and is recognized for his collaborative, solutions‑oriented approach. He is a graduate of the University of Cincinnati College of Law, where his education reinforced the analytic and strategic skills he applies daily in guiding high‑impact real estate initiatives.
